The North Shore is one of the most desirable parts of Auckland, and one of the hardest on paint.
It's a genuinely varied stretch — Devonport's Victorian villas and character streets, Takapuna's beachfront apartments and clifftop homes, the family weatherboard of Milford, Campbells Bay and Browns Bay, and the newer subdivisions spreading through Albany, Oteha and Long Bay. What nearly all of it shares is the water. The Shore is bounded by the Waitematā on one side and the Hauraki Gulf on the other, and salt carries a long way inland.
Why coastal paintwork fails early
Two forces do the damage, and they work differently.
UV breaks down the binder in the paint film itself. It shows up as chalking and fading, worst on north- and west-facing walls, and it's why a mid-range exterior paint can look tired within three or four years on an exposed Shore elevation when the same product would last twice as long on a sheltered inland wall.
Airborne salt is the more insidious of the two. It settles on the surface and stays there. Paint applied over a salt-contaminated substrate never properly bonds — moisture draws through the film toward the salt underneath and lifts the coating off from behind. That is what most blistering on a coastal repaint actually is. It isn't a paint fault. It's a preparation fault.
Which is why every coastal exterior we do gets a thorough fresh-water rinse as part of preparation, not just a wash to shift dirt. It's a simple step, it costs a bit of time, and it gets skipped constantly.

The exposure isn't uniform
Coastal exposure is graded, and the difference between grades is real. A house on the front at Milford or Torbay taking spray and prevailing easterlies straight off the Gulf needs a different specification from one four streets back in Forrest Hill — different primers, different topcoats, and far closer attention to fixings, spouting and anything metal.
We specify to the actual exposure of your property rather than a general "coastal" rule of thumb. Sometimes that means recommending a more expensive system. Sometimes it means telling you that you don't need one.
Different housing, different jobs
Devonport, Bayswater, Cheltenham and Stanley Point. Villas and bungalows, a good number of them sitting within character or heritage overlays. We treat these as heritage-adjacent work — old timber scraped and primed properly rather than sanded and recoated, with decorative detail cut in by hand. If your property is scheduled, a colour change can carry consent implications, and we'll flag it before you commit to a scheme.
Takapuna, Milford and Hauraki. A lot of apartments and cross-lease properties, which means body corporate or neighbour sign-off on exterior colours. We can work to an existing scheme or help get a new one approved.
Albany, Glenfield, Browns Bay and the northern bays. Plenty of monolithic and plaster-clad homes from the late nineties and two-thousands. Paint is not a weathertightness fix and we won't pretend otherwise. If we find signs of moisture getting in during preparation, we stop and tell you rather than coat over it.
Long Bay, Oteha and the newer subdivisions. Young surfaces, sound substrates, efficient turnaround. A different problem, and a different approach.
