House Painters In South Auckland
South Auckland Painters
South Auckland is forever growing, with new homes going up, streets filling out and suburbs expanding. In places such as Takanini, Conifer Grove, Papakura, Drury, Karaka and Flat Bush, whole streets have gone up in the last decade and the first repaint cycle is only now coming due. Our team of local South Auckland painters are here for your painting needs. Whether that is a quick interior refresh, minor touch-ups on your exterior to ensure it is fully sealed and protected from the South Auckland weather, or a full repaint inside and out, we have the right paint solutions for you.
The Homes of South Auckland
South Auckland is one of the most diverse parts of the city, and that is reflected in its architecture and homes. From the older state homes, on big sections with wide weatherboards or brick exteriors, through to the rise of townhouses and smaller-section housing. Each property comes with its own quirks and requirements, and that is why it is important to hire a professional painting team with proven experience that you can trust, such as ourselves.
Our Process and Preparation
During our initial site inspection we will listen to your needs, understand your vision for the project and work with you to formulate a plan to bring that vision to life, along with our professional opinion and high-quality standards. We have experience in dealing with all different surfaces, finding the best paint solutions and required prep for each. No matter which South Auckland suburb you live in, you will get the same high level of prep that your property deserves, and the standard we have become known for.

Older Cladding and What to Watch For
A lot of South Auckland homes built between the 1940s and the early 1980s use fibrous cement cladding, and pre-2000 sheets can contain asbestos. It is perfectly safe to paint over when it is sound and left undisturbed â the problem only comes from sanding, water blasting or cutting it, which is exactly what a rushed job does. During our site inspection we identify what we are working with and adjust our preparation to suit, using low-pressure washing and hand preparation rather than anything that disturbs the surface. If the cladding is damaged or deteriorating, we will tell you honestly and point you toward the right specialist rather than paint over a problem.
Rental and Investment Property Painting
We also do a lot of work on rentals and investment properties across South Auckland: between-tenancy refreshes, full exterior repaints and roof recoats that protect the asset and keep maintenance costs down over time. We know that every day a property sits empty is a day it isn't earning, so we quote a finish date and we work to it. Exterior and roof work can usually be done with tenants still in place, and we handle that communication directly so you are not fielding the calls. If you are managing multiple properties, get in contact and we will work through a plan and a schedule that suits.
Why Choose Us as Your South Auckland Painters
Although we cannot guarantee that our quote will be the cheapest that you receive from a South Auckland painter, we can guarantee that our work will be completed to the highest level. That is reflected right from first contact through to our final walkthrough. On each project that we take on, we take that responsibility seriously, understanding that your property is an investment, something you have worked hard for and that deserves to be treated as such.

Most likely, and in most cases that is not a problem. A large amount of South Auckland housing built between the 1940s and the early 1980s uses fibrous cement sheet cladding, and sheet manufactured before 2000 can contain asbestos. The important thing to understand is that asbestos in sound, painted cladding is not a hazard while it is left undisturbed. It only becomes a risk when fibres are released into the air, and that happens when someone sands it, water blasts it, cuts it or drills into it. A properly applied coating actually helps by sealing the surface. The risk on a repaint comes entirely from the preparation. A crew working quickly with a high pressure washer and an orbital sander on a fibrous cement wall is creating exactly the situation you want to avoid, and most homeowners have no idea it has happened. At the site inspection we identify what your cladding is before we quote, and where fibrous cement is present we adjust the preparation to suit. That means low pressure washing rather than blasting, hand preparation rather than power sanding, and no cutting or drilling into the sheet. If the cladding is already damaged, cracked, crumbling or coming away, we will tell you straight away and point you toward a licensed specialist, because that work is regulated and it is not ours to do. If you are not sure what your house is clad in, we can usually tell from age, sheet size and fixing pattern at the inspection, and testing is available if you want certainty before any work begins. Either way you will know what is on your house before we start, not afterwards.

Yes, and it is a significant part of what we do across South Auckland. Rentals run on a different clock to owner occupied homes, and the thing that matters most is usually time. Every day a property sits empty between tenancies is a day it is not earning, so when we quote a between tenancy refresh we quote a finish date and we work to it. Most three bedroom interior turnarounds are walls, ceilings, trims and the marks a full clean will not shift, and we plan them to fit the gap rather than the other way around. Not all of it has to wait for a vacancy either. Exterior repaints and roof recoats can usually be done with tenants still in place, provided the work is planned properly and the household knows what is happening and when. We handle that communication directly, so you are not the one fielding calls about parking, noise or access. If you hold more than one property, the value is in the planning. We will walk through your portfolio, tell you honestly which properties need work now and which will comfortably hold another two or three years, and put together a schedule and a budget you can plan against instead of a series of surprises. You get one point of contact, the same quote format across every property, and before and after photos for your file at the end of each job. The specification matters too. On rentals we lean toward harder wearing, washable finishes, and mould resistant coatings in kitchens, bathrooms and laundries, because those are the areas that take the most punishment and cause the most end of tenancy disputes. Whether you own one rental in Manurewa or manage forty across South Auckland, get in touch and we will work through a plan that suits.

Sooner than most people expect. Across the newer parts of South Auckland, through Takanini, Conifer Grove, Drury, Karaka and Flat Bush, a lot of homes are now hitting the age where the original finish is due attention. The exterior coating on a new build is usually applied to a builder specification, which is a sound system but often a minimal one, and it is working from day one against sun, wind and rain. Realistically most South Auckland new builds will want their first exterior repaint somewhere between five and eight years, with north and west facing elevations showing it first. The signs to watch for are fading and chalking, where a wipe with your hand leaves powder on your palm, sealant that has hardened or pulled away at joints and around joinery, and hairline cracking at board joints or through render. Interiors move on a different clock and usually go earlier, particularly hallways, stairwells and anywhere with young children, though that is wear rather than failure. The reason it is worth acting on time is cost. A first repaint done while the substrate is still sound is the cheapest exterior paint job you will ever have, because the preparation is light and we are building on a surface that has not begun to break down. Leave it another five years and you are into stripping, filling and repairing before any paint goes on, which is where the expense sits. We are happy to come and give you an honest assessment even if the answer is that you have another two or three years in it.

Yes, brick can be painted, and there are a lot of brick and tile homes across South Auckland from the seventies and eighties where owners are weighing it up. The first thing worth knowing is that it is close to a permanent decision. Once brick is painted it needs repainting on a cycle from then on, and stripping it back to bare brick is expensive and rarely comes out well. So it is worth being certain about the look rather than treating it as something you can undo later. Technically it is straightforward if the preparation is right. The brickwork needs to be sound, with no crumbling mortar or ongoing moisture problems, and it needs a breathable masonry system so trapped moisture can escape rather than pushing the coating off. Efflorescence, the white salt deposits that come through brick, needs treating properly first or it will keep coming back through the new paint. Before we quote we will check for all of that. What we will also do is tell you the alternative, because on a lot of brick and tile homes the biggest visual change for the smallest spend is not the brick at all. Painting the fascia, soffits, window joinery, garage door and front door, and recoating the roof, transforms how a house reads from the street while leaving the brick natural. It is usually cheaper, quicker and easier to maintain. If you want the brick painted we will do it properly, but you will hear both options first so you can make the call with the full picture.
